What does a listing agent actually do?

A good listing agent handles a wide range of tasks including: conducting a comparative market analysis (CMA) to determine the right asking price, advising on repairs and improvements that will increase your sale price, coordinating professional photography and marketing materials, listing your home on the MLS and syndicating it to major real estate websites, hosting open houses and private showings, fielding and negotiating offers, managing inspections and appraisals, and coordinating the closing process with title companies, attorneys, and lenders.

Do I need a listing agent to sell my home?

Technically, no — you can sell your home as a For Sale By Owner (FSBO). However, research consistently shows that FSBO homes sell for significantly less than agent-represented homes, often 10–26% less. Without access to the MLS, professional marketing, and negotiation expertise, most FSBO sellers leave money on the table — often more than the commission they were trying to avoid.

What does a listing agent cost?

Listing agent commissions are typically 2.5–3% of the sale price, paid at closing. There are no upfront costs. This commission is negotiable and varies by agent and transaction. In most cases, the seller also offers a buyer's agent commission of 2.5–3%, making the total commission around 5–6%.
